Find-A-Tenant Program

We have two Find-A-Tenant Rental Packages available.
 
Of course, there’s never a guarantee when selecting a tenant… people lose their jobs, get separated or divorced or get transferred to other cities all the time during the term of their lease.  However, checking out the tenant vigorously at the beginning will minimize the possibility of any future problems!
 
Package A
 
Some owners like to handle the rental showings themselves.  In that case we supply you with rental application forms and instructions on what to say and ask the tenant when they’re looking through your premises.
 
Once the tenant has filled out a rental application, and left a rental deposit, you forward the application on to us and we do our full tenant checking process.
 
We start off by calling their place of employment, talking to their supervisor and getting a bit of work history.  We call their personal references and ask them a series of questions and we do a credit check on all tenant applicants. 
 
Once we’ve got our facts, we’ll call you back, give you a summary of our findings and get your approval to proceed with drawing up the lease.
 
Once the lease is prepared with our comprehensive Schedule, we’ll forward it to you so you can meet with the tenants to get it signed.
 
The cost for this is $450 plus HST and is payable when submitting the tenant application to us.
 
Package B
 
If you’re not available or don’t want to do the showings, or you live outside of Toronto, we’ll list your home on the MLS system to maximize its exposure.  Showing access will be via a lockbox or key at the concierge if that’s the way your condo works. 
 
We upload as an attachment our extremely detailed Schedule A with all the clauses we’ve developed over the years plus our rental application and a list of the documents that we need to adequately check out the tenants.
 
Once a rental application comes back to us, we’ll go through the same detailed checking process to ascertain whether they’re a good tenant prospect for you.
 
The cost for Package B is one month’s rent plus HST.
