Once The Listing Agreement Is Signed Now What?

ONCE THE LISTING AGREEMENT IS SIGNED, NOW WHAT? 


Once the seller has committed to list with an agent, it is the Realtor’s responsibility to put their marketing plan into motion. 
 
As you can imagine, with 54,000+ licensed agents in the Toronto Real Estate Board, and many of them new to the business, not all of them have a plan.  This is another reason to hire an experienced marketer and negotiator to list your property.
 
There are many more things that can be done now with the popularity of social media to market homes and work to get the highest price possible.  The marketing plan is one of the conversation points that will happen at the Seller Consultation.
 
Ideally, we meet with a seller early in the process to conduct a Room-By-Room Review to determine what, if any, cosmetic-only fix-ups might be done to enhance the value. 
 
The listing agreement would typically be signed several days before the specific date we want your home to show up on the MLS.  That way we would have some advance time to set all our marketing programs in place.
