Home Seller Timeline Explained

People approach selling their properties with multiple timelines… some make a snap decision and want it on the market the day after tomorrow while others know the time is coming and they give themselves a few weeks and sometimes even a month or two to get the home prepared for sale.
 
There is certainly no minimum built into the system.  A home owner could sign the paperwork tonight and be on the MLS tomorrow morning - maybe not the best idea because the marketing might not be complete, or even started, but it could be done.
 
The selling process works best if you allow some lead time before the listing is loaded onto the Toronto Real Estate Board (TREB) MLS system.
 
Let’s look at the timeline above which is a demonstration of how we like to progress with our seller clients at whatever pace works for them.
 
Many sellers start off with just a random thought of moving so they go online several month ahead of their listing date to start researching home values.
 
The next question that typically crosses their mind is ‘What improvements or fix-ups should I do to maximize my sale price?’.  Here’s where some expert advice comes in handy because we’ve seen owners spend more money than they should have doing upgrades which the buying public may not like or which may not be necessary.

We’ve created what we call a Room-By-Room Review where we do a walk-through of your home with you.  We’ll suggest cosmetic-only fix-ups and answer your questions as to what other changes or improvements would bring you a better return on the money you spend.
 
Some sellers have been open to having a limited number of qualified buyers access their home before it officially goes on the market… we call it our ‘Silent Market’.  Since we have a large database of buyers, this less stressful and less intrusive way of getting a home sold appeals to some sellers.
 
Once the Room-By-Room Review has been done, the seller now knows very specifically what they need to do to get prepared for selling and they can typically attach a realistic timeline to it.  It may be just a few days or it might be a few weeks or even months before the things on the fix-up / cleanup list can be completed.  No problem… whatever works best.
 
When the time comes to put the home officially on the market, the next step is to have a Seller Consultation where we’ll review the fix-ups that have been completed, talk about current market conditions, go over our marketing plan and look at comparable sales that have happened recently.
 
Then the listing documents are signed and we’ve got a specific date set for when the home is going to be listed for sale officially.  Our marketing program is put in place and is ready for that listing date.
 
We’ll look at offers as per our seller’s instructions and of course, negotiate on their behalf.
 
The closing date is usually within 30-60 days of the offer acceptance date although shorter or longer closings are possible.
