Toronto Real Estate Market Analysis
For December And Year-End 2020

First of all, I hope everyone had a great and safe holiday season. Let's plan on all of us exercising caution in the coming months as we work our way thru the remaining months of the Covid pandemic.

The Toronto real estate market of 2020 has been a study in contradictions. In the midst of a serious pandemic, all but three months (April thru June) showed double-digit increased sales from 2019.

Overall 2020 sales were 95,151 which is above the average for the past 12 years, but several thousand below the high numbers from 2015 (101,214) and 2016 (113,040).

So what should we expect for Toronto's market in 2021?

Well, imagine this. It's August 2021 and we're seeing...

  • At least 50% of Canada's population has received the Covid vaccine
  • Covid lockdowns have done their work and case numbers have declined dramatically
  • Our economy is bouncing back with restaurants and other retailers back to work almost like normal
  • Interest rates are still low with 5-year mortgages obtainable at or below 2%
  • Downtown offices are starting to have their employees come in to work in covid-safe environments
  • Universities are allowing their students to have in-person classes
  • The federal government is back to approving new immigrants to come to Canada... a high percentage of them moving to the GTA

What do YOU think this will do to Toronto's resale and rental markets?

I believe we're in for an explosive tsunami of across-the-board economic activity as all the repressed yearning for normality is released into a flurry of activity... restaurants busy, social gatherings happening once again, new residents (students, new hires and immigrants) come into Toronto and sales activity for the real estate 'bad boys' of the pandemic (downtown condos) jumping back to pre-pandemic levels.

If you're in agreement with this assessment you've probably got a window of between 4-6 months to take advantage of the current market before prices start to recover and regain lost ground.

Sure there will be a portion of our world that will be able to continue working from home, perhaps at some distance from central Toronto, but the advantages of city life will continue to attract people from all walks of life back to the core.

We're still a great city, in some ways improved from pre-Covid times, and many will want to reclaim their life here.

Imagine It's August 2021 - The Coming Tsunami
 

Hi, I’m Thomas Cook from Toronto's Real Estate Team at RE/MAX and here is our DECEMBER 2020 Toronto real estate market report.
 
The Toronto real estate market of 2020 has been a study in contradictions.  In the midst of a serious pandemic, all but three months (April thru June) showed double-digit increased sales from 2019.
 
So… let’s review some of the Toronto Real Estate Board statistics and see what’s happened.
 
Big numbers came in once again for December as we’re now ending the year with record sales of 7,180 sales of houses and condos across the GTA.  The next closest to this was way back in 2009 when we had 5,541 sales).  Low interest rates and high demand are continuing to boost our local market.
 
Sales were up 63% from December 2019.
 
Condo townhouse and high-rise suite sales were up by 79% year-over-year with a 39.6% share of the market and 2,845 units being sold.  Although not a record, December 2020 sales were the 2nd highest ever with more condo suites being sold making the difference.
 
The December average sale price for all GTA homes came in at $932,222… a big 11.3% increase compared to one year ago.
