For March 2021
I told you so
It's nice when predictions come to fruition as they're doing for our downtown (and elsewhere) condo market. Back at the very beginning of December, I predicted that we had a few months to take advantage of the downturn in condo suite prices. Then I was predicting a 4-6 month window to jump into the market and save some money.
Now, 4 months later, a recent headline on one of the online media stated "The time to buy a condo in Toronto has come and gone".
I completely agree that the market has turned BUT the average numbers for downtown condo prices are STILL below what they were a year ago.
Case in point... in TRREB district C01 the average 2020 March price was $857,421 while in 2021 that average is $778,753. For C08, the 2020 number was $795,543 while this March it was $732,695.
Mind you, those numbers for February were $727,791 for C01 and $727,843 for C08 condo suites. You can see that the numbers are going up by the month BUT, if you moved quickly and had all your 'ducks in a row' with down payment and financing, there are still some savings to be made.
The big headlines for the March market are the record number of March sales (15,652), the record-high March average sale price ($1,097,565), and the record high year-over-year appreciation number (21.6%).
In the 905 regions around Toronto, those appreciation numbers are even higher (over 32% in Aurora and Newmarket) and from 33% to 37% in Pickering, Ajax and Whitby.

Toronto House And Condo Sales Numbers Both Hit Records
Hi, I’m Thomas Cook from Toronto's Real Estate Team at RE/MAX and here is our MARCH 2021 Toronto real estate market report.
The March Toronto real estate market has AGAIN hit a number of records including the highest ever average sale price and the highest ever number of sales during the month.
So… let’s review some of the Toronto Real Estate Board statistics and see what’s happened.
Huge numbers came in once again for March with a record 15,652 sales of houses and condos across the GTA. The next closest to this was way back in 2017 when we had 11,959 sales. Low interest rates and high demand are continuing to boost our local market.
Sales were up 97% from March 2020 and 31% higher than March 2017.
Condo townhouse and high-rise suites hit a new record with sales up by 86% year-over-year with 4,970 units being sold. Next highest March was again back in 2017 when there were 4,050 units sold.
The March 2021 average sale price for all GTA homes came in at $1,097,565… a big 21.6% increase compared to one year ago and over $50,000 above the February number. This was a record high number for any month EVER.
