Welcome Home: 8 Tips to Turn Your Neighbourhood Into a Hometown Haven?
"Communities work better (students perform better, crime rates are lower, kids are safer, people live longer) when neighbours know one another better. Knowing your neighbour on a first-name basis...is a surprisingly effective first step."
While advancements in technology have made it possible for us to connect with people from around the world, numerous studies show that it has led to a decline in face-to-face interactions.
Places where we used to strike up casual conversations—such as a doctor’s office waiting room, bus stop or grocery line—are now filled with people looking at their smart phones, barely acknowledging those around them.
Even many families dining together or relaxing in the evenings can be caught spending more time focused on screens than each other. Is it any surprise that we’ve experienced a steady decline in community involvement?

How To Make Awesome Decisions When Selling And Buying Together
Sometimes we forget that most people aren't just a buyer or seller when it comes to real estate. The majority of those in the home buying or home selling process - with the exception of first-time buyers - are actually doing both at the same time, which can be a bit overwhelming.
It is often a bit of a "chicken or the egg" question for homeowners: whether they should focus on selling their home first and then buying a home, or buy first and sell once they've secured a new one.

Toronto Real Estate Market Analysis
For October 2021
In the last few weeks we've seen a small uptick in interest rates as retail prices rise for many items including food and gasoline but that hasn't stopped the October real estate market from hitting new highs.
However, the Bank of Mom & Dad is being hit really hard with many condo and house purchasers needing either monetary assistance or credit support on the mortgage approval side.
The large increases in average sale prices (+19.3% from 2020 and +35.6% from 2019) will ultimately affect move-up buyers who need larger homes as their families expand. Existing home owners might consider doubling down on making principal repayments to their mortgages to help build equity for their next purchase.

October… A Month Of Superlatives
Hi, I’m Thomas Cook from Toronto's Real Estate Team at RE/MAX and here is our October 2021 Toronto real estate market report.
The average sale price set a new record as active listing inventory tanked during October.
Let’s review some of the Toronto Real Estate Board statistics and see what’s happened.
October numbers came in strong with 9,783 sales of houses and condos across the GTA. This is the second highest number of sales for October since 2000. An ultra-low supply of inventory contributed to keeping appreciation high.
Sales were down 7% overall from October 2020 although last year the market really took off in the fall.
Condo townhouse and high-rise suites continued to maintain a much higher percentage of sales in October (37.8%) than in the past year signalling condos are back in demand. 3,696 units were sold in the month making that the highest-ever for the month of October.
The October 2021 average sale price for all GTA homes came in at $1,155,345… a big 19.3% increase compared to one year ago. If you compare this October to October 2019, two years ago, the average sale price is up 35.6%.
