Pay The Highest Attention To This Important Room
Along with the bathroom, the kitchen is a very important room to get right when you’re selling your condo.
There’s often a big difference between the kitchen layouts in suites built back in the 1980’s and the 1990’s however. They were bigger and many times were an actual room and sometimes had actual space for a small kitchen table.
In the 2000’s to the present it’s more likely that the kitchen is open to the rest of the suite, sometimes with an island separating it from the living room but most often is set along one wall and completely open to everything else.
If your suite is one of the earlier ones, your appliances may be somewhat dated. Consider whether they should be replaced with more up-to-date stainless ones. Having ‘new appliances’ on the MLS listing is certainly an attractive feature.
If your cabinets are in good shape generally, you might consider just simply replacing the cabinet knobs with a more up-to-date version to give them a new look.
Many older kitchens will have scratches or worn paint so you’ll have to make some repair decisions. You could paint them yourself, hire a professional contractor to do the painting or consider refacing or replacing them entirely.
If you choose to go the do-it-yourself route, be sure to do some research on the correct kind of paint to use for the specific cabinet material you have. You might have to do a bit of fine sanding to remove or minimize any scratches and then prime the cabinetry. Use painter’s tape to protect the wall or backsplash tile from paint drips or messes while painting kitchen cabinets. Cover every countertop with a drop cloth. Use a roller or paintbrush to prime the faces of cabinet boxes and drawers and both sides of doors.
There are pros in Toronto whose speciality is painting kitchen and bathroom cabinets. They’ll come to your condo, remove all the doors and take them back to their shop for painting. For the cabinet frames, etc they will green tape wherever needed and paint those on site. The cost is roughly $2500-$4000 depending on the kitchen size. And, as a last resort, you may want to refinish or replace those cabinet doors at the very least or change out the uppers and lowers entirely. This will be the most expensive option but might be necessary if your cabinets have been heavily damaged by wear or water leakage.
Most new condos have snazzy granite countertops but lots of older suites still have the laminate version. If your suite does have the laminate version in good condition, the simplest modernizing fix is to paint it a new neutral colour. You can even get granite-looking paint these days from Giani.
First you will need to sand down the surface and wash/wipe away remaining dust. Dry the countertop and then paint with a primer and paint roller. Once that’s dried, apply one to two coats of paint and then seal the surface with polyurethane after the paint has dried.
Check at Home Depot or online for the best kinds of paint to use for the type of surface you have.
It’s a different story if your counters are full of chips, nicks, gouges etc. You might want to consider installing a new one depending on how bad it is. I’d suggest a laminate version but with a modern look and feel to it since there are some really interesting products out there now.
Now that we’ve covered the big stuff it’s time to think about the nitty-gritty items.
Let’s talk plumbing… of course you’re going to check under the sink for any tap or trap leaks and stop any fixture drips by switching out the cylinder or adding a new washer.
An extensive cleaning is essential which includes walls, countertops, floors, sinks, appliances and any counter-top items that are going to remain on display. Don’t forget to do the windows and window blinds too.
After you’ve cleaned and discovered scratches etc which don’t come off, maybe consider a quick coat of neutral coloured paint to give everything a fresh look.
Now it’s time to set the stage for buyer showings. Keep just a few items on the counters and don’t leave any dirty dishes in the sink or out to dry. Swiffer the floor every morning before heading out to work and leave the lights on.
